Softwash cleaning uses low-pressure water combined with purpose-selected cleaning solutions to kill biological growth - mould, lichen, algae - at the root without damaging the surface. Unlike high-pressure cleaning, softwash does not strip protective coatings from roof tiles, Colorbond, or painted surfaces. Results typically last 12 months or more because the treatment kills growth at the cellular level rather than just blasting it off the surface. It is the method recommended by most roof tile manufacturers for cleaning.

We specialise in coastal properties that face unique challenges from salt air, humidity, and accelerated biological growth. Our service area covers residential homes, commercial buildings, strata complexes, school campuses, and construction sites throughout these regions.

Yes. SOAKD carries full public liability insurance and workers compensation. Our founder Daniel Fenton has 20+ years of experience in high-risk construction environments and holds height-access qualifications. We provide Safe Work Method Statements (SWMS) and full safety documentation for every job involving work at heights.

SOAKD uses a surface-specific approach called the SecureClean System. Instead of using the same high pressure on every surface, we assess each surface and select the correct method - softwash for roofs and render, controlled pressure for concrete, purified water for glass. Our 20+ years of construction safety experience means proper height-access protocols, full documentation, and commercial-grade equipment on every job.

Yes. Every job completed by SOAKD includes a recommended Keep-Up Maintenance Plan tailored to your property's specific exposure, surface types, and location. We offer scheduled programs for residential, commercial, and strata properties that run automatically.

Yes. SOAKD services residential homes, commercial buildings, strata complexes, schools, and construction sites. We carry commercial-grade equipment including truck-mounted systems, industrial vacuums, and water-fed pole systems.

It can - and that is why we do not use high pressure on sensitive surfaces. High-pressure cleaning on roof tiles strips protective coatings, forces water under tiles, and accelerates deterioration. On rendered walls, it can strip paint and open the surface to moisture penetration. We use softwash methods for these surfaces.

A free site assessment includes a full property walkthrough where we evaluate every exterior surface, identify the correct cleaning methods, assess access requirements and safety considerations, and provide a detailed, transparent quote. There is no obligation and no pressure.

For most properties in coastal NSW, annual softwash roof cleaning is recommended. Properties with heavy shade coverage, dense vegetation, or direct coastal exposure may benefit from more frequent treatment. Our free site assessment includes a recommended maintenance schedule.

Yes. We provide full gutter cleaning including debris removal, downpipe flushing, and condition assessment. Gutter cleaning is included in many of our scheduled maintenance programs and can be combined with roof cleaning for efficiency.

Yes. We use purified water and soft-bristle brushes as recommended by major panel manufacturers. We do not use high pressure, abrasive tools, or chemical cleaners on solar panels. Our method is warranty-safe for all major panel brands.

We provide Safe Work Method Statements (SWMS), site-specific risk assessments, insurance certificates, and completion reports with photographic documentation. This documentation is provided as standard for all commercial and construction site work, and is available on request for residential jobs.

We typically schedule work within 2-3 weeks of enquiry. For urgent requirements, we offer priority scheduling where possible. Contact us to discuss your timeline and we will confirm availability.

Yes. Every job includes before-and-after photographic documentation as part of our completion report. This documentation is provided to every client, residential and commercial.

We accept bank transfer, credit card, and cash. Payment terms are discussed at quoting stage. For commercial and scheduled maintenance programs, we offer monthly invoicing.
